    • What Information will we need to qualify you?

    • The Application Process
      We first need an Mortgage Application from you. This will indicate who you are where you live what you do and how long you have done it, along with the list of assets and liabilities. Then we gather information on your home what mortgages you have or are looking for and what Mortgage Financing or Refinancing you are requesting. Then with your permission we obtain a required Credit Report that we provide to the appropriate lender.

      Bank Mortgage Qualification
      For Bank Mortgage qualification we gather information on income usually a job letter and paystub. If you work overtime or have any other additional income we will require two years NOA’s (Notice of Assessments). As well we require information on down payment & closing costs or equity in home. This is done usually by 3 months of bank statements or current mortgage balance shown on bank statements. For a custom mortgage application allow us to process your Mortgage Application and determine with you the right mortgage steps to take.

      Private Mortgage Qualification
      For Private Mortgage first Second or Third the application process is easier. These mortgages are equity base so lenders do not always ask for proof of income because the home is their primary source of security. That being said, the stronger your application the better chance that your Mortgage Broker can negotiate the lowest interest rate and the best overall cost for you’re financing.  The lenders will consider your income if provided and take a look at credit reports and appraisals to determine overall risk.     • Things to consider before Shopping for your MORTGAGE!

    • 1) The LOWEST RATE is not always the BEST MORTGAGE
      Products and features are as much about shopping for a mortgage as they are shopping for the right computer. What are the best uses for you, what options do you need now and in the future and how compatible is my current mortgage to additional mortgage products in the future? The difference between .25% in aMortgage Rate can be very insignificant if you find that your new mortgage will not be transferable to another bank, not portable to another property, or comes with huge penalties when you want to pay it off early.

      2)Each time you apply to a bank or to a Mortgage Broker they all will be required to pull a credit bureau on you. 
      Why is this bad?  Credit inquiry on your credit bureau, begin to deteriorate your Credit Rating. Good credit ratings are essential to getting a mortgage and even more important to getting a good rate.  Work with just one broker who pulls only one single credit report on you and submits it to dozens of different Mortgage Lenders on your behalf.  This protects you from bruising your own credit rating. Trust the professionals.

    • 3) Shop the banks on your own and you run the chance of effecting your options for getting a mortgage.  
      Once you have applied with your bank, or elsewhere, your broker can not go to negotiate a mortgage on your behalf with these banks. There might have been a better deal had you just let your broker do their job without getting involved in the process.

    • 4) DON’T THINK that a PREAPPROVAL means you have been APPROVED for your mortgage financing.  
      A preapproved mortgage simply shows you what you can afford and the bank holds a rate for a period of time while you shop for your new home.  You must still get “approve” for the property, and much needs to be done before you can buy the property and know that your financing is securely in place. 

    • 5)   Fixed and Variable. 
       Mortgages can be separated into these two basic categories:  Don’t mistake variable mortgage rate with that of a fixed rate mortgage rate. Most of us wants the comfort of knowing what their Mortgage Interest Rate will be and therefore their monthly payments, while others want their mortgage rate to fluctuate below the prime rate and therefore, the payments will go up and down.

    • 6)   Using a mortgage broker is the best way to find and arranging the best mortgage to suit your specific needs.
